That moment when you realize a small, simple-looking issue is actually a massive, tangled, and deeply rooted problem.

If you're a first-time home buyer or looking to downsize into an Abbotsford strata, this feeling might be your single biggest fear. You find a condo you love, everything looks perfect... but you worry, "What am I not seeing? What's hiding behind the walls or under the deck?"

I know that feeling well. As a strata owner for 25 years, I recently came face-to-face with this exact nightmare. My battle wasn't with a difficult deal; it was with a beautiful maple tree.

And it taught me everything about the "hidden roots" every strata buyer needs to look for.

What’s Hiding Under Your Deck?

For 28 years, this tree lived in a large planter on our third-story deck. It was beautiful, and we loved its fall colors. But unknown to us, it was secretly overtaking our entire deck.

One day, I saw it: a single root escaping from its planter. The strata council was alerted, and I started pulling up the deck tiles. Lifting one 15-inch tile after another was back-breaking work.

And what I found was shocking.

The roots had escaped through a small pipe and had spread over 10 feet. They were forming a "stealth web," potentially attaching themselves to critical parts of our roofing system. We even found a 3-foot "beardlike web of roots" cascading down the roof drain.

This small, beautiful tree was now threatening thousands of dollars in damage to common property.

Does this sound familiar? This is the buyer's nightmare: a hidden problem that could lead to a sudden, massive special levy.

The First Battle: Using the Wrong Tools

The solution seemed simple: the tree must be removed. Which is was and to complete the process, remove the stump and roots. I thought I could just turn the soil, maybe add a stump rot concoction, and it would be done.

So, I bought a pickaxe.

Never did I think I would need a pickaxe in my condo-living life. Swing after swing, I drove that pick into the solid, root-bound soil. This wasn't a garden project; this was a war.

This is what I call "using the wrong tool." It’s what happens when a buyer (or their agent) tries to assess a property only by what they can see.

The "pickaxe" in a real estate deal is the visual inspection. You see the new countertops and fresh paint, but you're just swinging blindly at the surface. You're not seeing the potential "stealth web" of problems underneath.

You can't use a pickaxe to find a 30-year-old roof that's about to fail, a boiler on its last legs, or a history of plumbing leaks. For that, you need a different set of tools.

The "Right Tools" That Find Hidden Roots

I finally got down to the stump, but it was a solid block of wood. My pickaxe was now useless. I had a moment of clarity: I needed to change my strategy.

So, I got a new tool: a reciprocating saw.

This is the moment of truth for a strata buyer. It's time to stop "swinging the pickaxe" (just looking at the unit) and start "sawing" (doing your due diligence).

In strata-buying, your "saws" are the documents. As your real estate guide, these are the tools I use to protect you:

  • The Strata Minutes: This is the building's diary.  We use the 'Eli Report' which is an AI program that has specific searches and looks for keywords like "leak," "roof," "drain," "special assessment," or "engineering report." When something untoward pops up, we investigate further. Looking into each notification. 

  • The Form B: This is the financial "snapshot" of the strata. It tells us the monthly fees, the balance in the contingency reserve fund (the savings account), and if there are any pending lawsuits or special levies already approved.

  • The Depreciation Report: This is the most important tool of all. It’s a 30-year "crystal ball" for the building, prepared by an engineer. It inventories all major common property (roof, windows, elevator) and tells us when it's expected to fail and how much it will likely cost to replace.

My Job Is to Protect You From the "Pickaxe" Work

That battle with the tree cost me three weeks of my life and a "not so young body screaming out in revolt." I was tired, discouraged, and just wanted the problem to be over.

This is a feeling I never want my clients to have.
