Here is the step-by-step process of how we’ll get you from "just looking" to "move-in day."
Phase 1: Preparation

Before we look at homes, we look at numbers.

Secure Your Pre-Approval This is more than just a budget; it’s your leverage. A mortgage pre-approval locks in an interest rate (usually for 120 days) and tells sellers you are a serious, qualified buyer.

Needs vs. Wants Strategy Session We sit down (or hop on a Zoom call) to define your criteria.
- The "Must-Haves": Pets allowed? 2 parking stalls? In-suite laundry?
- The Location: Do you need to be near UFV? Easy access to Highway 1? Walking distance to Mill Lake?
- The Strata Reality: We discuss your comfort level with strata fees and what amenities you actually need versus what you want to pay for.
Phase 2: The Search and Due Diligence

We don't just look at the paint colors; we look at the paperwork.
- Viewing Homes with a Critical Eye When we tour a condo or townhouse, I’m looking for the things you might miss: signs of water damage, the condition of the windows, and the overall maintenance of the complex. I’ll give you my honest opinion on the building's quality—even if it means talking you out of a sale.

The "Strata Deep Dive" This is where my experience protects you. Before you commit to buying, we review the documents that tell the true story of the building.

- Strata Minutes: I read back through years of meeting minutes to spot "drama," noise complaints, or discussions about upcoming levies that haven't been voted on yet.
- Form B: We verify the contingency fund balance and ensure the unit doesn't owe money to the strata corporation.
Phase 3: The Offer & Closing

Negotiating the best terms for your future.
- Writing the Offer When we find "the one," I draft a contract that protects your interests. We include "Subjects" (conditions)—typically for Financing, Inspection, and Document Review. This gives you a safety period (usually 5-7 days) to do your final checks. If we aren't 100% satisfied, you can walk away with your deposit intact.
- Subject Removal & Closing Once we are satisfied with the inspection and financing, we "remove subjects." The deal is now firm! From there, my team coordinates with your lawyer or notary to handle the transfer of funds. On Possession Day, I meet you at the door with the keys to your new home.
