Today, we're putting on the trench coat and fedora to investigate a common mystery: why so many homebuyers fall in love with a condo at first sight, only to face a financial nightmare later.

Whether you're a first-time buyer on a tight budget or a downsizer looking to simplify your life, it's easy to get distracted by the "cosmetic cover-up"—sparkling quartz countertops, fresh paint, and trendy light fixtures. But as any good investigator knows, the real story is hidden in the paper trail.
Here are the three critical clues we need to hunt down in the strata minutes before you sign on the dotted line:
On page 14 of the strata minutes, you spot a line: "Discussed minor moisture in parkade – board will monitor."
In the detective business, "monitoring" is often code for "we have a massive, expensive envelope repair coming, but we're trying to push the bill down the road." If you see the word "ingress" or "leaks under investigation" repeating over several months without a clear resolution, watch out. That's a primary suspect for a future special assessment.
You love the modern, open-concept layout, but the walls might be paper-thin. In the minutes, look for: "Correspondence received regarding noise transmission from Unit 402."
If you see repeated complaints about footsteps, voices, or plumbing noise, the builder may have rushed the construction. In many modern wood-frame buildings, shortcuts like improperly installed resilient channels can completely destroy a building's sound dampening. A true sanctuary should be quiet enough for you to hear your own thoughts.
You see a series of entries: "Fines issued for unauthorized pet (Unit 201) and improper disposal of cardboard."
This tells us two things. First, the strata council is highly active, possibly to the point of micro-management. Second, they are actively using security cameras and elevator footage to police the building. If you value your privacy and independence, a hyper-vigilant council might turn your dream home into a constant source of friction.
In my 40+ years in the real estate business, I’ve learned that the best purchase is the one made with open eyes. You shouldn't need a magnifying glass to find out if a building is healthy, but in today's market, you absolutely need a guide who knows how to read between the lines.
