For Abbotsford Buyers, Patience is Paying Off This Summer

If you’ve been waiting for a calmer moment to enter the Abbotsford real estate market, the numbers from July are sending a clear signal: your patience is being rewarded. For the first time in a while, the market has shifted firmly in favour of buyers, creating opportunities that we haven't seen for some time.
Let's look at what's happening. The overall market in the Fraser Valley has officially moved into "buyer's market" territory, with a sales-to-active listings ratio of just 11%. This means that for every 100 homes on the market, only 11 are selling each month. This slowdown gives you, as a buyer, the invaluable gifts of time and choice.
We're seeing this play out directly in Abbotsford. The number of new listings for strata properties, in particular, is on the rise. For condos, new listings jumped by over 28% compared to last July, while sales have dipped. This trend of more homes coming onto the market than are being sold means you have more options to tour and less direct competition.
This shift is also reflected in prices, which have seen a slight softening. The benchmark price for an Abbotsford condo in July settled at $424,400, while a townhome is sitting at $653,400. Detached homes are now benchmarked at $1,180,200. These aren't dramatic drops, but rather a healthy correction that brings more stability to the market. Homes are also taking a little longer to sell, with condos averaging about 38 days on the market across the Fraser Valley.
